The project includes the provision of a basement carpark along with the addition of Target Country tenancy with loading dock facilities, Extensions to the Coles tenancy, small shops and food tenancies, new mall areas, lifts and travelators and external carpark works. The new building works and basement are built along adjacent boundaries therefore presenting challenges for access and the requirements for piling and underpinning of existing structures. Clay ground conditions with perched ground water further complicating the works and putting an emphasis on construction commencing during summer months and specialised waterproofing and drainage requirements. The ground conditions and proximity to adjacent structures gives rise to careful consideration of methodology and programming of the works. A construction time frame of 65 weeks also contributed to careful planning to ensure critical milestones are met.
Construction of the basement walls and shops suspended slab consists of precast wall panels, precast prestressed beams and Deltacore planks with topping. Walls to the external perimeter of the building consist of concrete tilt panel with a skin of face brickwork affixed. The basement floor is a raft slab with independent footings only located at the lift and travelator, thus ensuring complete protection of the underlying tanking. Internal fire walls to separate common areas and the Target/Coles tenancies from the remaining shopping centre will be constructed from proprietary light weight insitu concrete products or alternatively precast concrete wall panelling. Mall areas include integration with the existing mall, new terrazzo floors throughout and feature ceilings.
