The client Roy Hill Holdings was seeking to develop a state of the art corporate headquarters and remote operations centre (ROC) for its mining operations in the north-west of the state. This would give the company the capability to remotely control port, rail and mining operations for their Roy Hill mine almost 1500km away. The client had a strong desire to portray a recognisable and established corporate identity, but the building also needed to have provision for a high level of amenity for operational staff and technology for operations, whilst incorporating a 4.5 NABERS equivalance for energy efficiency. The construction contract was completed by Perkins Builders in 76 weeks from site possession to client occupancy. The building product was technically demanding and required expertise on a number of levels. The corporate headquarters includes 9,000m2 of office space over three levels, basement parking for 100 cars and a canteen with alfresco terrace. The remote operations centre (ROC) is a high-technology central automation hub, and includes ‘back of house’ data rooms, UPS and battery rooms, and emergency generators.

Construction methods include basment raft slab, loadbearing concrete columns and walls, three levels of suspended slabs and structural steel framing. Precast concrete was utilised for the high walls of the ROC and precast planks for the suspended plant deck. Curtain walling and contrasting architectural materials clad the exterior of the building, which is surrounded at ground level by bitumen carparks, landscaping and shade sail structures.

Challenges of the project included working in the airport precinct, dealing with the 10 year peak in the water table, the integration of services and technology, client change management, client early access to control centre, and a fast paced construction programme.

Overall, the resultant building conveys a strong and striking corporate identity for the client, and a finish of the highest quality. The project was delivered 3 months ahead of the contractual completion date.
